What Is Included In The Rental Installment?

Your rental installment includes furniture, high-speed internet, and a TV. In addition, access to all amenities is included such the courtyard, gym, and study rooms. Any other fees such as electricity or parking will be a separate charge.

How Are Maintenance Requests Handled?

​We have an on-site maintenance team during weekday office hours. Maintenance requests can be entered online on our resident portal 24 hours a day and requests can also be made during business hours over the phone or in person. For after-hours, non-life threatening emergencies (such as no heat, no water, refrigerator not working) the maintenance team is on call 24/7.

    • Maintenance emergencies include but are not limited to fire, flood, and bodily injury. If you are experiencing an maintenance emergency, please call 513-297-6251 and follow the prompts until you are connected with our after hours service. A staff member will respond as quickly as possible.

What Is The Advantage Of An Individual Lease?

​With an individual lease, also called by the bedroom lease, you are responsible for your own monthly rent and the regular upkeep of your part of the apartment. Unlike conventional joint leases, you are not responsible for any delinquent amounts owed by your roommates. This means if a roommate moves out early or misses a payment, all other residents are not responsible for making up the difference.

What Is A Rental Installment?

​The rental installment is your monthly payment for rent. We do not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.

What About Utilities?

​Your water and sewer will be set up and ready to go the day you move in, these are included in your lease. Electric will still be your responsibility and paid monthly, however we partner with Conservice to make this process as simple as possible. All electric bills are kept in the property’s name and billed back to your account, so you will pay this along with your rent each month all in the same place. You will not be required to put this bill in your name at any time.

How Can I Make A Payment?

We accept check, cashier’s check, and money orders in our leasing office, made payable to Verge Cincinnati. All payments received in the leasing office will be electronically processed. For your convenience, we will also offer an online payment option by means of Echeck, debit, or credit. We are unable to accept card payment over the phone or cash.

Will I Need A Guarantor To Lease An Apartment?

​Unless your income is greater than three times the rental installment, you will need a guarantor. A guarantor must meet the income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments. Alternatively, you may opt to pay the last two months rent if you do not meet the income requirements and do not wish to add a guarantor.

Do You Have A Roommate Matching Service?

​Yes, we do. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and per preferences to help us match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.

Can I Request Specific Roommates Or Units?

​Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for us to confirm that all requests are mutual. You can list your floorplan preference on your application and we will do our best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.

Is Parking Available?

Yes, general parking is offered for an additional monthly fee of $100. We have a two-story covered parking garage that is resident-entry only. By securing parking with us you are guaranteed a spot in the garage but are not assigned a specific space. We also offer bike rack storage in designated areas of the garage.

Are You Pet Friendly?

No, we are not pet-friendly. However, we do permit Service and Emotional Support Animals as long as a doctor’s note and updated shot records are provided to the office.

Do I Need Renter’s Insurance?

​Yes. We require that each resident has a renter’s insurance policy with $100,000 in liability insurance coverage. While residents are free to select any insurance vendor of their choosing, we work with ResidentInsure to offer the required liability insurance coverage to our residents at a highly competitive rate.  For more information on the coverage available or our renter’s insurance requirements, contact us today.

How Far Away Is The Property From The University Of Cincinnati Campus?

The Verge is conveniently located just a block from the heart of campus. We are positioned closely to the CCM and Law schools. Our property is surrounded by shops and restaurants and is just a short drive to Downtown Cincinnati.
